KfW’s new office building at Bockenheimer Landstrasse 104 is an example of future-oriented construction. KfW paved the way for the future of office buildings. Its open-space concept promotes communication and cooperation, while also making efficient and flexible use of the space.

Every floor is filled with open-plan office space for employees from all levels of the business. However, there are also plenty of options for places to hold confidential meetings or work independently. The design supports a creative approach to work, as do the contemporary fixtures and fittings, which go above and beyond conventional office standards.

The new BO 104

The innovative office complex and the concept behind it (KfW Group/Thomas Schuch). This video is only available in German.

The Innovation Lab perhaps best exemplifies this approach. Its design hones in and expands upon KfW's concept for the building. An ever-changing team of in-house staff and contractors collaborate in this outstandingly designed space. The departments at KfW are able to use the Innovation Lab as fertile ground for pursuing new ideas. The start-up atmosphere puts even more focus on a creative, project-style approach to work. The thinking behind this was to unlock a long-lasting dynamic. The focus here is on how digitalisation is changing the financial industry and how it will affect KfW and its business model.

To the issue

The environment and climate mitigation are not only a priority in KfW's business, they are also at the heart of its buildings' designs. Along with modernisation, user comfort and creativity, they were both key criteria when designing the building. As a result, the building is able to achieve very low primary energy consumption. So, the new building at Bockenheimer Landstrasse 104 not only cultivates the ideal conditions for a modern working environment but also meets special requirements for sustainability and energy efficiency. This makes the building a “workplace of the future”.

In the book “Der Arbeitsplatz der Zukunft — Die Bockenheimer Landstraße 104 in Frankfurt am Main” (Workplace of the future — Bockenheimer Landstrasse 104 in Frankfurt am Main), the architect Professor Gunter Henn explains how the architecture encourages communication between staff. Axel Hintherthan, manager of the project “New working environments at KfW”, introduces the open-space project, which provides the open space structures for this office of the future. Michael Strauss sheds light on how the Innovation Lab can help to tap into creative potential. And finally, editor Marc Zirlewagen explores the history of the site. The book (available only in German) was published as a hardback and e-book by Henrich Druck + Medien GmbH. The e-book includes extra bonuses in the form of a film about the building and interviews with the key contact partners.
